Enough Is Enough’ – Formby Residents to Take to the Streets Over West Lane Piling

Residents living around the Redrow development at West Lane say they have reached breaking point and will stand outside the site with placards this week in protest over what they describe as relentless piling works that are “destroying” their quality of life.

The demonstration will take place at the entrance to the development on Tuesday 21 July, with residents calling for the piling works to be halted until an independent review of the engineering evidence has been carried out.

Campaigners say they have exhausted every official avenue available to them. They claim they have complained directly to Redrow, contacted their Member of Parliament, spoken to local councillors, raised concerns with Sefton Council, and worked alongside Formby Parish Council for months.

Despite those efforts, they say nothing has changed.

Residents describe living with continuous hammering from the construction site every weekday, saying the vibrations shake their homes, rattle windows, doors and household items, and make it impossible to enjoy their properties or even sit in their gardens.

Some say they have been forced to keep windows and doors closed during the recent spell of hot weather because of the relentless noise, while others say the disruption is now affecting families just as the school summer holidays have begun.

At the heart of the dispute is the use of driven piling—a construction technique that repeatedly drives piles into the ground using a powerful hydraulic hammer. Residents claim the machinery can strike more than 10,000 times a day, sending vibrations through neighbouring homes alongside what they describe as deafening levels of noise.

Campaigners believe the disruption could and should have been avoided.

Formby Parish Council commissioned two independent geotechnical reports, both concluding that Continuous Flight Auger (CFA) piling—which drills piles into the ground rather than hammering them—was a viable, significantly quieter and less disruptive alternative for the site.

Residents say they are deeply frustrated that Sefton Council did not commission an independent external assessment of the conflicting technical evidence before the works were approved.

The controversy has been simmering for months.

In a letter sent to nearby residents on 12 May 2026, Redrow advised that a larger piling rig would be brought onto the site from early June. The developer acknowledged there could be a short-term increase in noise levels, but said operations would remain within agreed noise and vibration limits and that using the larger rig would speed up the piling programme and reduce the overall duration of the works.

However, residents now argue that what they are experiencing goes far beyond what they expected after reading that letter.

Maria Bennett, Chair of Formby Parish Council, said:

“We are quite literally being rattled out of our homes. The Parish Council handed Sefton Council expert scientific evidence on a silver platter proving this development could proceed without destroying our quality of life. Instead of protecting its constituents, the council refused to look at the data and gambled our peace of mind on the developer’s word. It is a total failure of local accountability, and we won’t sit by while our walls shake.”

Residents say Tuesday’s protest is about more than just noise.

They say it is about holding decision-makers to account and ensuring local people are listened to when expert evidence is presented. Protesters will gather outside the West Lane development carrying placards and calling for the piling works to be paused while an independent external review of the geotechnical evidence is undertaken.
