5 Ways to Spot A Cowboy Builder


Don't be lassoed by a cowboy builder. We have been informed of building companies leafleting our Bubble and we want to make sure that you stay safe by taking all the precautions that you can to make sure that you dont get ripped off by a cowboy builder.

Everyone that falls foul of a rogue trader says the same thing. “How could I not see that coming?” Not only do they cause you huge upheaval but they can cost you thousands of pounds in the process.

Massive costs, huge disruption and even court battles are just some of the things that can come about when you use “less than reputable” tradesmen.

The majority of builders are honest, hardworking people. However some take advantage, some try to get something for nothing, and some will take you for everything you have if you let them.

So what is the secret to distinguishing between reputable builders and those who are just out to try their luck?

Here’s some advice on how to chase the cowboys out of town and find a tradesman you can trust.

Five ways to spot a cowboy builder.

1 -

Most established tradespeople belong to one, or several recognised industry bodies. This is a way of proving that they are qualified, trustworthy and can do the work they say they can. So always find out if the builder you are going to employ belongs to a trade body, and if not, why not?

Any tradesman should be able to produce certificates for the qualifications they hold, as well as references and any other form of professional documentation. Always ask for at least three different references from previous clients. If they are unable to do this, or even worse, they claim they don’t have such paperwork; it’s probably your cue to look elsewhere.

There are many other walks of life where you pay for goods and services in advance, so why is it acceptable to do so in the construction industry? Asking for cash up front is never a good sign and usually means the person asking has insufficient funds to see the job through or even make ends meet. Few builders ask for any money up front, if they need money for materials beforehand, then this is not a business model you can trust.

Contracts are king. So before any work is carried out, make sure you get one drawn-up and read it through thoroughly. They might not ensure your work is done properly, but they may give you something to fall back on if the worst happens

Always shop around. Not just for the best price, but as a guide to what builders can offer. If five companies can carry out a job for £5,000 and one offers the exact same service for half the price – then be wary and ask yourself why?
